Simten Developments and building owners Royal London Asset Management (RLAM) are bringing forward proposals to revitalise a group of buildings in the south-west corner of Soho Square.
Proposed 31-32 Soho Square building
The site includes 31-32 Soho Square – formerly known as Twentieth Century House, 65-66 Frith Street, 10 Chapone Place and 22-25 Dean Street. Guided by Soho’s spirit of evolution, we are seeking to revitalise this site through a mixture of refurbishment and redevelopment.
We have spent the past two years working with Westminster City Council and local stakeholders to find the right balance for this site; one that reflects the best of the past, whilst giving these buildings the best chance of a successful long term future.
Throughout 2025, we held a public consultation on our proposals so all those living and working locally could take a look and provide their comments. We are very grateful to everyone who spoke to the team and provided their feedback.
Planning application submitted – May 2026
A planning application has now been submitted to, and validated by, Westminster City Council, which will determine whether the plans are approved. The Council will also hold its own statutory consultation on the plans, where local residents can review the full suite of detailed planning application documents and provide any further comments that they have.
The full planning application documents can be viewed on the Council’s planning portal, by searching for application reference number 26/03161/FULL. Comments on the scheme can be made via WCC’s planning portal.
