A careful approach to the site ensures the commercial buildings and open space can support local businesses and bring lasting benefits to the local community.
There are many benefits for this blended retain and redevelop approach:
Greener and more sustainable – by reusing existing structures and materials, we cut waste and reduce the carbon impact of the project.
Lower carbon in use – the new design reduces the energy needed to run the building, cutting emissions by up to 65%.
Future-proof design – built to meet modern environmental standards, delivering efficient, flexible spaces that can adapt to future needs.
More public benefits – a new public area and an improved local environment.
In line with local plans – the design supports Westminster City Council and Soho Neighbourhood Plan priorities, including delivering affordable workspace.
High-quality materials – the approach has already been welcomed by Council officers for its sustainable use of materials.
31–32 Soho Square
Flexible office spaces across seven floors and providing a new, accessible and inviting entrance to Chapone Place
We will keep as much as possible of the existing Soho Square facade and footings.
65–66 Frith Street
A new ground floor retail space and flexible office space across six floors, with a new frontage that creates life and activity at street level
The site has insurmountable challenges to be retained in isolation and so it will be re-developed into a new building – with the internal floors merging with the internal floors of Soho Square to produce modern, flexible office space. The external architecture will be kept in line with the immediate surroundings
22–25 Dean Street
Affordable workspaces for small to medium businesses (SMEs) at first and second floor, as the floors above have been sold on long leases
A retention led strategy, with a new waste facility, bicycle store and communal outdoor space.
10 Chapone Place
A new public courtyard and pedestrian route from Soho Square, through 10 Chapone Place, to Dean Street
Full retention, with a small roof extension and new amenity for users. New waste and bicycle storage in line with London Plan.
